If your fall roof inspection leads to the identification of significant areas for repair, you may be in the midst of securing roofing contractor proposals. Depending on your familiarity with building construction and home improvement, the process can often seem complex and confusing. As the Ann Arbor roofing expert, we wanted to take some of the mystery out of the process and explain what you should look for in a roofing proposal.
It’s preferable that a proposal is detailed and breaks out the various material and labor components. Items which may be included:

  • Description of the work to be performed
  • Project timeline including start and completion dates
  • Warranty of materials and labor
  • Specifications of materials to be used
  • Payment terms

For each of the items on the proposal, you should be able to clearly articulate what you are receiving and what is required of you. Vague language can often lead to misunderstandings later. Therefore, if you’re unclear for example, on the type of roof covering to be used and its manufacturer, request that information in writing from the contractor. You’ll be glad you did.
Keep in mind that if an estimate much lower than the others you receive, it’s a good indication you need to ask additional questions to ensure the provider is reputable and will perform quality work. Further, you may also want to check on the contractor’s status with the Better Business Bureau.
